The Greater Cleveland industrial real estate market remains tight as we approach the end of the summer, with a 2.8% vacancy rate as of Q2 2026 and positive net absorption of 1.76M SF year to date. With development activity preleased at 100% and demand outpacing 2025 levels, the market is expected to remain competitive through the back half of the year, positioning landlords in the driver seat to continue driving lease rates upwards.
