New Listings and Closed Deals – Q1 2026 Update

It’s been a busy start to the new year here in Northeast Ohio, and spring is right around the corner. Our industrial team at JLL has closed several notable transactions so far in Q1, in addition to bringing a number of new listings to market. Below is a summary of those closed deals and new listings.

Closed Deals:

3881 W 150th St, Cleveland

Sold: In January, our team sold this 40,909 SF former manufacturing and distribution facility formerly owned by The Kirby Company to a local real estate investor. The property sits on 1.75 acres and contains various warehouse areas with different layouts, and clear heights ranging from 12′ to 17′. The property has 5 drive-in doors, 2 loading docks, and a large parking lot in the back with access off Chatfield Road. Our team is now marketing ~26k SF of warehouse space for lease with the new owner.

21600 Drake Road, Strongsville

Sold: In February, we sold this former chemical mixing and distribution facility that sits on 7.4 acres and comprises 61,431 SF of covered storage, warehouse and office space. The property was formerly owned by Univar and was sold to an out-of-town chemical company, Webb Chemical, who will be opening a new regional facility in Northeast Ohio.

34550 Chester Road, Avon

Sold: In March, our team successfully closed on the sale of this 1972 built, 5,040 SF industrial building that sits on 5 acres and features 302′ of frontage directly on Chester Road. With a new luxury car dealership planned across the street, in addition to major developments nearby including Topgolf, Bendix HQ, and tons of new retail options, it’s easy to see why this property generated multiple offers and closed at a well above-market Price per SF.

4940 Aultman Road, North Canton

Leased: In February, we represented Heritage Landscape Supply Group (a subsidiary of SRS Distribution and Home Depot) in the lease of this 16,131 SF standalone warehouse in North Canton. The property sits on 3.53 acres and has a large parking lot, outdoor storage capabilities, multiple offices & conference rooms, clean & modern warehouse space and multiple loading docks and drive-in doors.

26050 Richmond Road, Bedford Heights

Leased: In February, our team represented the landlord in the leasing of a 38,200 SF warehouse in Bedford Heights on Richmond Road. This space has 2 loading docks, 3 drive-in doors, 21′ ceilings, 40’x48′ column spacing, LED lights, radiant and Reznor heat, ample car parking and nice office/showroom space. The tenant is a local distribution and supply company.

Listings:

1820 Iowa Ave, Lorain

For Sale: Our team is marketing this 39,214 SF industrial building for sale in Lorain for $1,850,000.
